We are acquiring B to C class properties, valued between $1,500,000 to $5,000,000. Our aim is to identify properties with untapped potential, where we can add significant value through our expertise and targeted improvements.

We are primarily interested in value-add multi-family properties with a capacity of 4 to 12 units. Our ideal properties offer plenty of parking garages or outdoor space, providing convenience and amenities for our tenants.

Acquisition Criteria

As a family office dedicated to reinvesting for our principals and their businesses, we focus on value-add multifamily assets in Southern California. We believe in the immense potential of this market and actively seek opportunities to maximize returns. In fact, our principals themselves invest between 50-80% of the capital on each transaction, demonstrating our confidence in the projects we undertake.

Our targeted properties offer two distinct avenues for upside and value-add opportunities.

Firstly, we specialize in vacating and renovating existing units, allowing us to achieve market rents. Through meticulous refurbishments and upgrades, we bring these units up to par with the current market demand, attracting tenants who appreciate quality living spaces. Secondly, we capitalize on the new California State law that permits the addition of ADUs (Accessory Dwelling Units) to properties. By leveraging this legislation, we unlock additional rental income potential and enhance the overall value of our assets.
